If you are selling or buying a building we can help you with a variety of structural inspections, reports and  appraisals so that you can better manage and understand probably your biggest asset. Sometimes a Valuer  Surveyor will recommend that a Structural Report is required from a Structural Engineer (MICE, FICE, MIStructE,  FIStructE) or a Chartered Building Surveyor (MRICS, FRICS) to comment upon a particular area relating to  structural concerns they’ve raised before the valuation can be completed.

Often requested post valuation by a lender to advise about the cause and possible correction of structural  damage/movement, a structural report is a record of the structural condition of a property at a moment in time.  This record concentrates on the main structural elements of roof supports, beams, floor supports, load-bearing  walls, columns and foundations. 

The purpose of a structural report is to identify any major structural defects, damage or movement. Typical structural defects include: 

  • Subsidence or settlement of foundations 
  • Bulging or outward movement of walls 
  • Defective lintels or beams 
  • Excessive deflection or movement to roof structure 
  • Leaning chimney stacks 
  • Unsupported chimney breast, wall or floor
